Standard charge per person over the maximum limit of guests can be anywhere between $50 to $100 or more per person per day.  Standard occupancy is 2 guest per bedroom.

Standard terms and condtions contract.  Some villa rentals may have a some changes or different policies.


Reservation/Bookings, Deposits and Final Payments: A 50% DEPOSIT to confirm requested property is due in my office within 7 days.   Should payments not be received in a timely manner, penalty fees may apply.   Reservations will automatically be canceled if deposits are not received in our office within 7 days of your request.  We reserve the right to treat any confirmed booking as canceled if schedules are not met.  An extension may be requested.  Any changes made to the reservation once confirmed may be subject to a change fee.  There is an additional $1000.00 refundable security deposit due with final payment.  Security Deposit may vary at some properties.  Decurity Depsoit to be put thru my shredder or voided and returned within two weeks after departure from the villa .

Cancellation and Refunds: Once the PAYMENT has been received, this becomes a completely non-refundable booking.  Should you need to cancel, you must do so 61 days or more prior to arrival date and you may receive a refund only if the property can be re rented by the booking agent for the exact same dates cancelled plus there will be a 25% facilitating fee charged by agent of total rental.  If cancelled 60 days or less prior to arrival date, there is no refund. TRIP CANCELLATION/INTERRUPTION INSURANCE is strongly recommended.  All Holiday rentals are non-refundable.

Accommodations: In the event that the property becomes unavailable due to circumstances beyond the control of the property owners, or agent, after a deposit is received, we will have the option of moving the reservation to a like property or will refund the deposit in full.

Responsibility: Neither the property owners, or the booking agent, shall be held responsible for any injury, loss, or damage to any person or property of persons occupying the property.  The rights, if any, of a person occupying the property to seek recourse against the property owner(s), or booking agent, for any injury to the person or property of the person shall be governed by the laws of Mexico and determined exclusively by the courts of Mexico having proper jurisdiction.  The property owner(s), or booking agent, shall under no circumstance be responsible for any disturbance or inconvenience to guests while occupying the property for the actions of its neighbors or the surrounding area.  All information provided by the property owner(s), or booking agent, while deemed true and reliable, is not guaranteed.  Changes in inventory, items and decor may occur from time to time and such changes will not void or alter the terms of the rental agreement.

Travel Tips: Guests traveling out of the United States are responsible for obtaining proper documents for traveling to Mexico. A valid Passport is required for travel out of the USA to Mexico.  (Check with your airline/transportation provider for required documents.)  It is always good to know something about the laws of the country in which you are traveling.  Please be advised the laws in other countries can be much more severe than ours and therefore can cause you serious inconvenience and possible detention if not followed. Any children traveling with only one parent or no parents will need special documentation.  Please call your airline for required documents.

Restrictions: The number of guests stipulated in the Booking Confirmation and contract is the maximum number of guests allowed to stay at the property for rate charged.  If more guests arrive than stated in the Booking Confirmation, they may be denied occupancy or an extra person charge may apply.  Tenants occupying the property will be responsible for any damages caused by themselves, or their guests, to the property, or its contents during their stay.  Costs, for damage, will be limited to repairs or replacement value of item(s) damaged.  Children under 12 years must be supervised by an adult at all times, especially around the pool area.  Unlawful activities, use of drugs, boisterous or rowdy behavior will not be tolerated.   Guest may be asked to leave the property.  Pets will not be allowed access to the property unless approved prior to booking.  Visiting day guests must be approved by house manager and there may be an additional day charge per guest.

Not covered by rental rate:  Cost of food, beverages and tipping of the staff is not covered in the rental rate.  Suggested tipping should be approximately $15 to $20 per day per guest member for full staff.  This will be according to breakfast and dinner service.  Remember that there is no staff service on Sunday or Mexican Holidays.  We will try to arrange breakfast service on Sunday.  Should you require Sunday service, there will be an additional charge.  Please bring envelopes to put the tips in for each staff member at the end of your stay.  I will be sending you a guide on tipping and things to know about the staff hours.
